Can you hold a place before I apply?
No. Properties are offered on a first-come, first-served basis once a completed application and application fee are received. We recommend applying as soon as possible to secure the rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, you’ll pay the first month’s rent and a security deposit. -
How old do you have to be to apply?
Applicants must be at least 18 years old and legally able to enter into a binding lease agreement. -
Is the deposit refundable?
Yes. Security deposits are refundable as long as the lease terms are followed and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, repairs, or cleaning. -
Who needs a cosigner?
No, we do not accept a cosigner. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. You’ll need to provide a completed application, the application fee, and documents such as photo ID and proof of income. -
How do I pay rent?
Tenants can pay rent through the online Resident Portal, by bank transfer at no additional cost as well as in person by check/money order or cash. You may also pay by credit card. This method will incur a 3% fee. -
I want to get a pet. What do I do?
Please review your lease and contact our office before acquiring a pet. Some properties allow pets with an additional deposit or monthly fee, while others may have breed or weight restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants are typically responsible for the full lease term. If one tenant wishes to stay, they may need to requalify or find an approved replacement tenant. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice prior to move-out. Please check your lease agreement for the required notice period and submit your intent to vacate in writing by the deadline. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and repairs are managed by Kerr Lake Rentals. Tenants may be responsible for damage caused by negligence or misuse. All maintenance requests should be submitted promptly through the Resident Portal.
